Purchasing a home is a huge step in anyone’s life, and while it is extremely exciting, it can also be very stressful due to the various legal implications associated with owning property. There are several things one must keep in mind during the process of looking for and purchasing a home.

So if you decide to buy, what should you look for (legally, that is)? Here are a few things to keep in mind to avoid any unfavorable surprises during the process of buying a home:

You may be thinking of buying a home, and that process can be long and stressful. So, before you even begin there is one thing you should do: make sure that you are approved for a mortgage. Mortgage preapproval can save you a lot of stress later on in the process of buying a home. The preapproval process itself is not very complex, and it will assure the seller that you are approved for the necessary financing, making your life a lot easier in the long run.

Once you have a found a place you love, the next step is to make an offer. You should not only put a lot of consideration and research into the process of making an offer but also consult your real estate agent. Your real estate agent can provide a great deal of insight and research the local area comps to find out what a reasonable price is on your future home. This is key to knowing that what you are offering is reasonable and fair.

It is also important to remember that this is a process of negotiation. Once you have made an offer, it may be accepted or rejected or countered. If the seller accepts your first offer, you are lucky. However, it is most likely that you will receive a counteroffer and that your initial offer is just the beginning of the negotiation process.

So your offer was accepted – what now? You will need to contact your lender to get mortgage approval, if you haven’t been preapproved. You will also go through the inevitable home inspection to make sure everything is on the up and up. It is often helpful to have an attorney present at this point in the process so if problems are detected within your future home, your attorney can try to get the selling price reduced or get the seller to fix any detected problems.

Once you have found a home you love, all that is left is closing. You will meet with your lender, seller and most likely your attorney to finish and sign all of the necessary documentation. The process seems long (and it can be), but when you are done you will be in your dream home. Just remember to follow a few steps to keep the process as simple as possible.
